PMI vs Mortgage Insurance: What Is the Difference?
PMI is conventional mortgage insurance. FHA MIP, VA funding fees, and USDA guarantee fees are separate products with different rules.

"Mortgage insurance" is a broad label. PMI is one type — used on many conventional loans with less than 20% down. FHA loans charge mortgage insurance premiums (MIP). VA loans use a funding fee. USDA loans use a guarantee fee. They all protect the lender or program, but the rules and costs differ.

PMI vs mortgage interest
Mortgage interest is what you pay to borrow money. PMI is insurance that may be required when the lender's risk is higher due to a smaller down payment. Paying PMI does not build equity or reduce your loan balance. Paying principal does.
PMI vs homeowners insurance
Homeowners insurance covers your home against covered perils (fire, wind, theft, etc., depending on the policy). PMI does not repair your house or replace your belongings. Lenders often require both when you have a mortgage.
Lender-paid PMI (LPMI)
Some conventional loans use lender-paid PMI: the lender pays the insurer and charges a higher interest rate instead of a separate PMI line item. Cancellation rules differ from borrower-paid PMI. Read your Loan Estimate carefully to see which structure you have.
